Key Responsibilities
Building Management
Management of the communal building fabric, common areas and services for the benefit of all tenants and owners ensuring compliance with the Freehold obligations reserved under the respective leases.
Service Charges & Budgets
The setting and management of service charge budgets and record keeping together with all associated invoicing, credit control and financial reporting including year end accounts.
Insurance & Maintenance
Competitive tendering of insurance and service agreements for the development and management of contracts, planned and ad-hoc maintenance issues.
Legal Notices
The management and administration of works required under Section 20 of the Landlord & Tenant Act 1985 and all other legal notices.
AGM’s and Site Visits
Reporting to and attendance at the respective management company board meetings and Annual General Meetings. We also carry out regular site visits and inspections.
Our Approach
At Wildheart, we believe the most important aspect of residential management is maintaining consistent and clear communication with both leaseholders and residents. To do this effectively, we believe that this requires a close working relationship with clients and a dedicated involvement from us as agents including regular site attendance.
We provide a tailored approach to Property Management, utilising our head office in Surrey and a number of satellite offices throughout the country to enable us to provide an efficient ‘hands-on’ approach and keep the services we provide in house.
We provide accurate budgeting and regular tendering of contracts; keeping costs competitive and ensuring the best value for money at all times. In addition, we are happy to work with existing contractors or recommend alternative providers where applicable.
We are delighted to provide our management services to a cross section of clients including new build developers, freehold investment companies, Right to Manage (RTM) and lessee controlled management companies.
We ensure our developments are regularly inspected by our block management team and provide site inspection reports thereafter. We also impart a responsive local presence and service of key contractors using qualified local tradesmen. Wildheart do not employ direct contractors or take commission and adhere to the RICS Service Charge Residential Management Code.
