Job Description
To succeed in this role, you will need to be an experienced leasehold manager, well organised and able to work on your own initiative.
You will be customer-focused, enjoy interacting with a wide range of people and have flexibility in your working hours. The ideal candidate will be based near Eastbourne with the means to travel to Wildheart Managed buildings in the region.
Experience in managing a wide range of buildings, ideally including Higher Risk Buildings (HRBs), is important. If you are not already TPI qualified, you must be willing to gain a membership qualification. Full support and ongoing training are part of our commitment to you.
In the role of Property Manager - Leasehold Management, you will:
• Manage an allocated portfolio of Freehold Buildings
• Set service charge budgets, monitor spending and assist with year-end accounts.
• Build relationships with leaseholders, directors, clients and contractors.
• Coordinate maintenance, repairs and improvement work, utilising the in-house ticketing system to track and monitor progress.
• Manage Section 20 consultation processes.
• Understand CDM regulations 2015.
• Ensure compliance with the Building Safety Act 2022 & Fire Safety Order 2005.
• Organise statutory inspections and risk assessments, ensuring information is continually maintained.
• Keep up to date with leasehold legislation and industry best practice.
• Other tasks as requested by Senior Management/ Directors.
• Organise, attend and chair AGMs and Directors' meetings outside normal business hours.
• Ensure building and other necessary insurances are adequate, best value and renewed in a timely manner.
• Instruct and monitor appointed, suitably skilled contractors.
• Implement reserve funds where necessary and maintain adequate levels of reserves as appropriate.
• Diarised building inspections to assess health and safety compliance
• Assess and approve invoices, ensuring the nominal coding is consistently accurate

Job Requirements
For the role of Property Manager - Leasehold Management, we require:
• Previous experience working in Block/Estate Management of at least two years
• TPI or equivalent qualification
• Intermediate level ability to use Word, Excel and Outlook
• Knowledge and understanding of relevant legislation
• Knowledge and previous experience of Residential Property Repair and Construction
• Strong Health and Safety Legislation experience and understanding
• Understanding of leases and their implications
• Ability to work to tight deadlines
• Excellent time management and organisational skills
• Car owner with a full clean driving licence (Work mileage paid).
• Flexibility around working hours and travel requirements to buildings
• Self-motivation with the ability to make presentations and explain rationale for proposed decisions
