Managing Coastal Properties – Wildheart Essential Winter Maintenance in Eastbourne
Wildheart’s Residential Management Team Tackle the Unique Winter Maintenance Challenges of Coastal Properties.
At Wildheart, we recognise that winter building maintenance is essential to a property’s safety, efficiency, and longevity during the harshest months of the year. Winter building maintenance is especially important to Wildheart’s Eastbourne team, who are well aware of the unique maintenance challenges presented by coastal properties.
Although Eastbourne is primarily a summer destination for visitors, attracted by its stunning beaches, Victorian architecture, and the famous Beachy Head cliffs, this South Coast town is also an attractive location for year-round residents.
Eastbourne enjoys more sunshine than most other UK towns, earning it the nickname “The Sunshine Coast.” However, in winter, frosts and chilly winds can make it feel colder, especially along the seafront. Rainfall is frequent during winter, and the town can experience occasional storms or strong coastal winds.
Winter Property Maintenance Challenges
In winter, cold temperatures, wind and ice can cause significant damage to structures, including frozen pipes, roof leaks, and foundation cracks. Regular maintenance—such as inspecting heating systems, sealing drafts, and clearing gutters, helps prevent costly repairs and improves energy efficiency.
Additionally, maintaining walkways and entrances reduces the risk of slips and falls, ensuring the safety of occupants and visitors.
Unique Winter Maintenance Challenges for Coastal Properties

Proactive building maintenance is even more important for coastal properties, given their exposure to harsh environmental conditions such as salt air, high humidity, strong winds, and the potential for heavy storms.
Saltwater can accelerate corrosion on metal surfaces, weaken concrete structures, and deteriorate paint and wood, leading to costly damage if not regularly addressed.
Moisture from the ocean also increases the risk of mould, mildew, and rot, which can compromise indoor air quality and structural integrity.
Additionally, storms or high winds can cause structural damage, with roofs and external fixtures being particularly at risk.
Regular maintenance—such as applying protective coatings, inspecting for rust and decay, and reinforcing weatherproofing measures—helps extend the lifespan of coastal buildings.
By staying proactive with preventative maintenance, Wildheart’s Eastbourne team work hard to protect the investments of our coastal property owners, ensuring long-term durability against the unique challenges of a seaside environment.
Proactive Winter Maintenance by Wildheart’s Eastbourne Team
Here’s what our Senior Property Manager, Victoria, had to say on a recent visit to one of Wildheart’s seafront properties:
“It’s a lovely winter day on Eastbourne’s picturesque seafront. The perfect opportunity to tackle some preventative building maintenance.
A cherry picker has been on-site for the past few days, allowing the crew to tackle a variety of important tasks. They’ve been re-covering flat roofs, repairing and clearing the guttering, and replacing any missing roof tiles.
While the seafront location offers natural beauty, it also means we need to stay on top of preventative maintenance to ensure everything is in order when the stormy weather rolls in. The harsh coastal elements can cause no end of issues if not properly addressed.
As the property manager, I make it a point to meet with the contractors while they’re on-site. This allows me to ensure they understand our goals and priorities. It also presents a valuable opportunity to connect with residents, hear their concerns or wishes, and continue building strong relationships. Maintaining open lines of communication with clients, residents, and contractors is crucial for effective property management.”
Is your agent this proactive with their winter maintenance? If not, it may be time to switch to Wildheart. Whether you have a property in Eastbourne or elsewhere in the UK, call our Wildheart team today to find out how we can help.
